Sound familiar?
A unit that looks “clean”
Until the new tenant walks in.
Most property managers and landlords we pick up share the same story — the last cleaner wiped the countertops, vacuumed the floor, and called it done. The new tenant walked in, opened the oven, and walked right back out to the leasing office with a complaint.
An oven that still smells like the last tenant's dinner.
Grease baked into the racks, drips on the bottom, a window that won't come clean. The oven is where every tenant inspection either passes or turns into a maintenance ticket.
Refrigerator seals, drawers, and shelves left untouched.
Crumbs in the drawers, a sticky shelf, mystery juice in the gasket. The fridge is the second thing a tenant opens. If it isn't right, nothing else is.
Cabinet interiors with crumbs, drawer liners, and dust.
Cabinets rarely get the full wipe-down. Drawers, shelves, under-sinks, pantry corners — a turnover isn't done if the doors haven't been opened.
A deposit dispute that never had to happen.
When the clean isn't right, somebody pays. If it's a move-out, the tenant loses deposit over a clean they shouldn't have. If it's a move-in, you eat a re-clean and a make-good concession. Either way, avoidable.
When we take over
A unit the next tenant
Signs into happily.
Turnover cleaning done the way a property manager would inspect it — cabinet interiors, appliance interiors, baseboards, and all.
Appliances, inside and out.
Ovens, microwaves, fridges (shelves, drawers, gaskets), dishwashers, and range hoods all cleaned inside and out. Your tenant opens the door and the smell doesn't remind them of the last resident.
Cabinets, drawers, and closets.
Every cabinet door opened, every drawer pulled, every shelf wiped. Closet floors vacuumed, shelves dusted, under-sink scrubbed. The whole unit gets the move-in test.
Baseboards, vents, fans, and detail.
Baseboards hand-wiped, HVAC vents dusted, ceiling fan blades cleaned, switch plates wiped, blinds dusted, interior windows and sliders cleaned. The details the last cleaner skipped are the ones the new tenant sees first.

Within 24 hours you get a flat-rate quote with a written checklist, turn-date options, and any optional add-ons (carpet shampoo, interior-exterior windows, garage, patio pressure wash).
Cleaned, documented, delivered
Crew shows up on your turn-date, cleans to the checklist, and leaves a signed log plus before/after photos for your file — so the deposit conversation (if it happens) is already won.

Move-in / move-out cleaning in Pasco County
Why Pasco landlords
And PMs call us first.
Move-in and move-out cleaning is a property-protection service, not a housekeeping service. A great turnover clean protects the deposit on the way out, and the tenant relationship on the way in — and the difference between a good clean and a losing clean is almost always inside the cabinets, inside the oven, and along the baseboards. We check all three.
We've been the turnover cleaner for landlords and property managers across Pasco County and the Tampa Bay area since 2014 — single-family rentals in Trinity and Wesley Chapel, apartment communities in New Port Richey, Hudson, and Port Richey, condos and short-term rentals across Land O' Lakes and Tampa, and commercial lease turn-backs on both sides of the county. Our crews are trained on empty-unit access protocols, move-out checklists, photo documentation, and the exact hotspot list property managers inspect against.
If you manage one unit or a portfolio of two hundred, this is the conversation we're built for. Send us the unit, the turn date, and a few photos — we'll come back within 24 hours with a flat-rate quote, a written checklist, and a turn date we can actually hold. Unit must be empty at time of service.

Still have questions? Contact usMove-in / move-out cleaning in Pasco County typically runs between $250 and $850 per unit for a standard apartment or single-family home, and $450 to $1,800 for larger homes or commercial suites — depending on square footage, condition, and scope (inside of appliances, baseboards, interior windows, blinds, garage, etc.). Every quote is built off a walkthrough or a quick set of photos from the property manager — no packaged pricing.
Yes. Move-in / move-out cleaning is a turnover service — the unit must be fully vacated before our crew arrives. Leftover tenant belongings, heavy furniture, and trash need to be out before we walk in. If the previous tenant left items behind, we can coordinate a haul-out with a partner or reschedule once the unit is clear.
Standard scope includes: all floors vacuumed and mopped, baseboards wiped, interior windows and sliding glass doors cleaned inside, blinds dusted, kitchen cabinet interiors and exteriors wiped, all appliances cleaned inside and out (oven, microwave, fridge, dishwasher), bathrooms fully detailed (tubs, tile, grout, fixtures, mirrors), toilets sanitized, closets wiped, HVAC vents dusted, ceiling fans wiped, walls spot-cleaned, and final trash removal. Your quote includes the exact checklist.
Yes. Move-in cleaning is the same scope as a move-out deep clean, just timed before the next tenant walks in. Property managers often book us for the gap window between tenants so the unit is ready for keys on day one. We can also add a fresh-towel / welcome-box setup if the landlord wants that extra touch.
Yes — property managers are a big part of our turnover book. If you manage multiple doors across Pasco County or the Tampa Bay area, we can service your whole portfolio on a consistent schedule with a single point of contact, volume pricing, and consolidated monthly invoicing. COIs and W-9s provided on request.
Most single-unit apartments and homes are turned in a single 4-8 hour shift. For tight between-tenant windows, we can usually schedule a turn within 24-72 hours of notification — faster if you're on a standing-schedule portfolio plan. Ask us about same-week scheduling during busy months.
Yes — that's the core of a move-out. Ovens, microwaves, fridges (interior, shelves, drawers, gaskets), dishwashers, cabinet interiors, vanity drawers, closet shelves and floors, and pantry interiors are all included in the standard turnover scope. If the unit has been heavily lived-in, a deep-clean upcharge may be added — we'll call that out in the quote, not on the invoice.
Yes. Every crew member is background-checked and in-house trained before a first shift — especially important for turnover work where we're given unit access and lock codes. A Good Clean Vibe is fully licensed, bonded, and insured in the state of Florida, and we provide a Certificate of Insurance to your property manager, landlord, or HOA on request.
